A distribution building's roof is more than bigger than a retail roof, it behaves differently. Drainage has to move a lot more water off a single plane, so the tapered insulation layout matters more than the membrane brand printed on the spec sheet. Rooftop units are spaced across acres, not clustered over one mechanical room, which means more penetrations, more curb flashing, and more places for a seam to fail quietly for months before anyone below notices a stain on a rack.
We walk the whole deck before we bid, not a sample corner. On a building that size, one bad drain sump or one section of ponding water can cost more to fix later than the entire roof would have cost to do right the first time.
Most of what we install out here is mechanically attached TPO or PVC, sometimes fully adhered where wind uplift calculations call for it. PVC holds up better where there's any exposure to grease or exhaust near loading dock canopies. Seam welding on a roof this size needs a QC plan, not simply a crew running a hot-air welder and hoping. We probe every seam and keep a log, because on a warehouse roof a callback isn't a leak over an office desk, it's water into racking and inventory.
Walkway pads go in at every service path to rooftop units and at scuppers, since those are the areas that see the most foot traffic from HVAC techs and take the most wear.
We've reviewed enough competing bids on Schodack warehouse roofs to know where the numbers get soft. A price built on a "typical" tear-off rate doesn't account for tapered insulation redesign when the existing drainage was never adequate. A membrane warranty listed as "manufacturer standard" without the NDL (no dollar limit) language means the owner is exposed if wind or hail damage exceeds a capped payout. And a lump-sum number with no roof plan attached usually means nobody actually measured the drain count or curb count before pricing it.
Schodack sits in the snowbelt shadow east of the river, and a roof this size collects real weight in a heavy winter. Drift patterns form differently on a distribution building than on a small commercial box, usually piling up against parapet walls and around rooftop unit banks where wind can't scour the snow clear. We look at where drifting actually happens on each specific roof, not a generic load table, because that's where structural stress and ice damming concentrate.
Spring is the second half of the problem. A big flat deck with marginal drainage will pond for days after a thaw, and standing water is what actually kills a membrane over time, not the cold by itself. Getting the tapered insulation and drain sumps right the first time is cheaper than fighting ponding every March.
Distribution buildings run shifts around the clock. We plan tear-off and material staging so dock doors, fire lanes, and racking aisles under active roof sections stay usable, and we coordinate with facility management on which zones can be down and when. Material gets staged in sections rather than dumped across the whole roof, which keeps loading concentrated and predictable for the structure and keeps forklift traffic below clear of overhead work.
